Ward Flood Services assists qualifying homeowners with removing their flood plain insurance premiums in accordance with the various Federal Emergency Management Agency's (FEMA) procedures.
If your house is in a Special Flood Hazard Area (SFHA) we may be able to remove the flood insurance requirement for you. This could save you thousands of dollars per year on flood insurance. Additionally, you may also be entitled to a refund of your current year flood insurance premium.
How it Works
Requesting a revision from FEMA is an arduous and time-consuming process. The professional staff at Ward Engineering will do the work for you. The services provided by Ward Engineering, LLC include the following:
Perform a site survey, collecting the required elevation data for FEMA.
Obtain and compile all the public research required by FEMA for the dispute.
Submit all available information to FEMA for review.
Follow-up with FEMA to ensure that the process is moving as quickly as possible.
Provide FEMA any supplemental public information required to complete the review of the application.
Dispute any negative outcomes on the application with FEMA to ensure it is approved, if at all possible.

How do you know so much about flood insurance and FEMA?
I am a Certified Floodplain Manager (CFM) and was formerly a floodplain administrator for the San Joaquin County Flood Management Division.
Why is my house in a flood zone if it shouldn't be?
When FEMA instituted the National Flood Insurance Program they were faced with the need to quickly determine who was and who was not in a flood zone. Because of the time restraints, FEMA used general, less accurate methods of making these determinations. While your general area might be in a flood zone your house may not.
How long does the process take?
The process can take as long as 90 days but we touch base with FEMA on a regular basis to make sure your application is moving through the process as quickly as possible.
If you can’t get my house out of the flood zone how quickly will I get my money back?
If for some reason we are informed by FEMA that your structure will not be removed from the high risk flood zone we will contact you and issue a refund within 2 business days — NO QUESTIONS ASKED!!!
What if my house is removed from the special hazard flood zone but I still want flood insurance, can I get it?
Yes, and it’s cheaper! In this case you are entitled to a Preferred Risk Policy, which in many cases has premiums of a few hundred dollars.
If my house is removed from the SFHA can I get any of my current year flood insurance premium back?
Yes. In most cases you are entitled to a full refund of your current year flood insurance premium.
Fee for removing a structure from the FEMA SFHA: $2000
A deposit of $1,000 is required upon initiation of the process. A second payment of $1,000 is due upon the successful completion of the removal of the structure. Should Ward Engineering, LLC be unsuccessful in removing the structure from the SFHA, a full refund will be issued — no questions asked.
